The office space is self-contained and has been fitted out with raised access flooring, dado trunking and air conditioning. The accommodation includes communal use of a kitchenette and WCs. The office space extends to approximately 42.83m2 (461 sq ft) and is offered on an inclusive basis.
A lease for up to 5 years from the lease completion date is offered. The lease will be excluded from the security of tenure provisions of the Landlord and Tenant Act 1954 Part II. Offers are invited on an inclusive basis (buildings insurance, utilities and business rates).
The tenant is to take the premises as found and to carry out such works as are necessary
for their occupation. The tenant will also be responsible for internal repairs and
decoration of the office accommodation. Contents and third-party liability insurance will be the responsibility of the tenant.
